When is the best time to sell my home?
I often get asked, "When is the best time to sell my home?" I also get asked, "If I do not sell in the spring, do I need to wait until next year to sell?"
I wanted to share some stats that I just ran, exhibiting the total number of home sales per month over the last 4 years.
The Berkeley chart showcases the classic "Golden Gate Bridge look" - clearly showcasing two real selling seasons. The first selling cycle being April, May and June and the second cycle being September and October.
Oakland sales per month over the last 4 years is a bit more nuanced (bigger territory, different price points, more home sales) but the sale heights is in May with a second peak in September and October. (I will dig a bit deeper into some local zip codes next week which I think showcases more clearly two selling cycles).
TAKE AWAY, the East Bay real estate market has "action" 12 months a year, December being the lightest in terms of total sales, but things still trade. Selling in the spring and fall is the safest bet. Most buyers seem to like to see lots of inventory and typically pay the most for homes when there is a lot of inventory.
